During the 24–60 month conversion process, properties continue generating rental income before individually titled condominium units are sold, creating the opportunity for significant capital appreciation.

The fund is targeting a 12–15% projected annual net total return over an anticipated 4-year investment term, with quarterly distributions available through either cash payments or a Distribution Reinvestment Plan (DRIP), which offers investors a 2% discount on reinvested units. Investors receive an 8% preferred return before additional profits are distributed under a 70% investor / 30% management profit-sharing structure.

Class A Units are currently offered at $10 per unit with a minimum investment of $25,000. The strategy is considered moderate risk and is available to Accredited Investors, Eligible Investors, and Family, Friends & Business Associates (FFBA). The portfolio currently includes 917 secured residential units across four buildings, with additional acquisition opportunities continuously being evaluated.
