Nearctic Industrial Real Estate Investment Trust (the “Trust”) is a private growth-oriented real estate investment trust (REIT) that provides exclusive access to a pipeline of industrial assets across Canada. The Trust will partner with an established development arm, allowing investors to benefit from favourable positions taken in developments and acquisitions of income producing properties in this highly competitive market.
The Trust is a growth-oriented open ended trust with a focus on developing “A” Class multi-tenant, urban industrial warehouse properties. The REIT currently owns three industrial properties: two in Edmonton, Alberta and one in Grimsby, Ontario; The current portfolio comprises an aggregate of 298,073 square feet of rentable area.

Our portfolio consists of high quality, “A” class industrial properties located in close proximity to central business districts and major traffic arteries, as well as amenities such as food, medical, and retail.
Fund for the Future
Over the next 7 to 10 years, the REIT plans to develop up to 22 industrial properties with one or more strategic development partners; the completed portfolio will be valued at more than $1 billion; the REIT is seeking to enter into an Equity Commitment of up to $300 million.
